General guidance only

Consent Checker NZ (consentchecker.nz) provides general preliminary guidance only. The information on this website is not legal advice, and does not constitute a formal building consent assessment, professional opinion, or advice from a licensed building professional or council officer.

Results generated by the Consent Checker tool are based on general rules under the Building Act 2004 (New Zealand) and are not a substitute for site-specific professional advice or a formal pre-application enquiry with your local council.

No guarantee of accuracy

While we take care to ensure the information on this website is accurate and up to date, building regulations, council rules, and district plan provisions change. We do not warrant that the information on this website is complete, accurate, or current at the time you read it.

Every building project is unique. Factors including site-specific conditions, heritage overlays, geotechnical conditions, district plan provisions, and the specific construction method can all affect whether building consent is required — and the results generated by this tool do not and cannot account for all of these factors.

Always confirm with your council

Before commencing any building work, you must confirm the consent requirements with your local territorial authority (council). The only authoritative source of information about whether consent is required for your specific project, on your specific property, is your local council.

Proceeding with building work without the required consents can result in:

  • Legal liability under the Building Act 2004
  • Requirement to obtain retrospective consent (which may be refused)
  • Requirement to demolish or alter non-compliant work at your own cost
  • Negative impacts on your property's LIM report and resale value
  • Insurance complications or voiding of cover
  • Financial penalties

Licensed Building Practitioners (LBP)

Certain types of building work — known as Restricted Building Work (RBW) — must be designed and carried out by a Licensed Building Practitioner (LBP). This includes structural work, external weathertightness, and certain other categories. Engaging unlicensed people for RBW is an offence under the Building Act and can have serious consequences.

Using this website or the Consent Checker tool does not create a client-architect or client-professional relationship with 4C Architecture Studio or any of its team members. No professional duty of care arises from your use of this website.

If you submit an enquiry through the Book a Review page, a client relationship will only be established if and when a formal engagement agreement is signed.
